Every exterior job starts with a close look at what's actually happening with the surface: adhesion failures, moisture intrusion points, caulk that's cracked and pulling away, wood that's soft. We clean, scrape, sand, and prime before a finish coat goes on. The scope of that work drives cost more than anything else. A well-maintained home with solid paint still on it is a different project than one with failing paint across multiple surfaces and a few soft boards that need attention first. How we approach every exterior paint job every

    Surface Assessment and Preparation

    We inspect every surface before we price the job. Loose paint gets scraped. Failed caulk comes out. Bare wood gets primed. We don't skip prep to hit a lower number.

  2. 02

    Priming and Sealing

    Raw wood, repaired areas, and high-porosity surfaces get spot-primed or full-coat primed depending on condition. This is what gives the finish coat something real to bond to.

  3. 03

    Finish Coats and Final Walk

    Two finish coats on most projects. We walk the exterior with you at the end. If something's not right, we fix it before we pack up.

What Minnesota's climate does to exterior paint

Freeze-Thaw Cycling

Paint that didn't fully bond before the first hard freeze will start to crack and peel within a year or two. Proper adhesion during application is the only fix.

Moisture and Humidity

Summer humidity causes paint to blister when moisture in the wood has nowhere to go. We check for moisture issues before priming, not after.

UV Exposure

South and west-facing surfaces fade and oxidize faster. Product selection matters here. Cheap paint on a sun-exposed gable is going to look rough in three years.

Caulk and Sealant Failure

Caulk around windows, trim, and siding joints shrinks and cracks with temperature swings. We replace failed caulk as part of prep, not as an afterthought.

What we actually do before the first finish coat

    Wash and Clean

    Power wash or hand wash the entire surface to remove chalk, mildew, and loose debris before anything else happens.

  2. 02

    Scrape and Sand

    All failing paint comes off. Edges get sanded smooth so they don't show through the finish coat.

  3. 03

    Caulk and Prime

    Fresh caulk at all joints and trim intersections. Bare wood and repaired areas get primed before finish coats go on.

  4. 04

    Protect What Stays

    Windows, doors, landscaping, and hardscape get masked or covered before we open any paint.

    Water gets in through gaps around windows, doors, vents, and trim. Fresh caulk at every penetration is part of every exterior job we do.

    Prime for Adhesion

    The right primer for the substrate isn't optional. It's the mechanical bond between the surface and the finish coat. Skip it and the paint will tell you in two years.

  3. 03

    Apply Two Finish Coats

    One coat is rarely enough film thickness for exterior exposure. We apply two finish coats on every exterior project unless the surface conditions specifically don't warrant it.

Exterior painting questions we actually get asked

How long does exterior paint typically last in Minnesota?
A properly prepped and painted exterior in the Twin Cities should hold seven to ten years on most surfaces. Homes with south or west-facing exposure tend to see faster fading on those elevations. Skipping primer or applying paint to a surface that wasn't fully dry will shorten that to three or four years. The prep work is what separates a durable job from one that starts failing in the first winter.
What's the best time of year to paint the exterior of a house in Minnesota?
Late spring through early fall is the window. Most exterior paints need temperatures above 50 degrees during application and for several hours after. That rules out most of the year here. We also watch humidity levels before scheduling exterior work because applying paint to a surface with high moisture content causes blistering and adhesion failure. May through September is the reliable range.
Do I need to power wash my house before painting?
Yes, almost always. Chalk, mildew, dirt, and oxidized paint residue will prevent adhesion no matter how good the primer is. We handle washing as part of prep. On older homes with lead paint, washing requires more care and we'll let you know what applies to your situation. Don't skip this step and don't let a painter talk you out of it.
How do I know if my exterior paint is failing or just dirty?
Run your hand across the siding. If you get a chalky white residue, the paint is oxidizing and it's time to repaint. If you see bubbling or peeling that separates cleanly from the wood, there's a moisture issue underneath. Hairline cracking in a grid pattern usually means the paint has dried out and lost flexibility. Dirt and mildew wash off. Chalking, peeling, and cracking do not.
Can you paint over existing paint or does it all have to come off?
It depends on what's there. If the existing paint is adhering well and the surface is stable, we can paint over it with proper prep. If there are areas of peeling, bubbling, or adhesion failure, those spots have to be scraped and primed before new paint goes on. We never paint over failing paint. It doesn't hold and it ends up being more expensive to fix later than to address it now.
